A residential development of up to 165 dwellings could be constructed on the outskirts of Carterton following proposals submitted by David Wilson Homes Southern for land situated to the north of Price Way in the vicinity of Shilton.
The scheme encompasses a combination of market-rate and affordable housing units, together with areas of public open space, children’s play facilities, a communal orchard, and replacement football pitches complete with associated infrastructure.
The proposed development area extends across approximately 18 hectares and is positioned between the B4020 Shilton Road to the west and the home ground of Carterton Football Club to the east.
The existing football facilities would be re-established as part of the scheme.
The development has been designed to establish a clear boundary to Carterton while preserving the character of the adjacent Shilton Conservation Area.
Additional elements comprise new pedestrian and cycling pathways, planting schemes, ecological enhancements, and sustainable drainage systems.
The submission states that the proposals respond to West Oxfordshire District Council’s requirement to identify further locations to address housing needs and sustain a five-year supply of housing land.
Carterton has been designated as a suitable location for expansion given its current amenities, services, and transportation connections.
This represents not the first occasion on which development at this location has been proposed.
An earlier application comprising 115 residences, commercial office accommodation, and an extension to a country park was refused by the local authority in 2017.
A subsequent submission for 80 dwellings was subsequently withdrawn by the applicant.
A hybrid planning application is presently under preparation.
This will present detailed plans for sporting amenities and vehicular access arrangements alongside outline proposals for the residential component.
Members of the public have been invited to submit their observations regarding the scheme as part of the current consultation exercise.
