A countryside site in Oxfordshire could soon be replaced with ten homes if planning committee members approve a new housing scheme.

Smiths And Sons (Bletchington) Ltd has submitted the plans for Hardwick Farmyard in Hardwick, near Witney.

The application to West Oxfordshire District Council outlines the construction of four two-bedroom properties, four three-bedroom homes and two four-bedroom dwellings.

The proposal also includes parking spaces, landscaping work and new driveway entrances.

Existing agricultural buildings on the site would be demolished to accommodate the development.

No public feedback has been received so far, with neither supporters nor critics of the scheme having submitted comments.

The planning statement says this site not identified in the local plan offers a valuable opportunity to increase the local housing supply, and demonstrates how this can be accomplished without causing major disruption or harm to the village.

The application presents and supports a design-led approach that ensures the primary house styles and distinctive local features of Hardwick are incorporated into the proposals, while simultaneously bringing new life and dwellings to the area and safeguarding the historic and commercial aspects of nearby land.

The assessment notes the scheme would result in limited harm to the Conservation Area’s special character because of the removal of the characteristic farmstead appearance in this section of the designated area and due to the increased density from further homes in the hamlet.

It concludes there would be no negative effects on the importance of any protected buildings resulting from alterations to their surroundings. Overall, the identified harm falls into the minimal category.
