A fitness operator is seeking approval to establish a second Oxfordshire gym at a commercial zone in Bicester.
Invictus Fitness Centre has submitted plans to Cherwell District Council for the conversion of a Murdock Road unit into a health and fitness facility.
The application encompasses the construction of a mezzanine level, additional parking provision, bicycle storage infrastructure and landscape improvements.
The company, which launched its inaugural location in Thame during July 2019 with former boxing trainer Floyd Mayweather Sr.
present at the opening, markets itself as a contemporary fitness venue providing gym equipment, group exercise sessions and amateur boxing instruction.
Planning documentation indicates the current structure sits on a 0.23-hectare parcel within Bicester’s established commercial district near Launton Road.
Permission for light industrial use at the site was granted in January 2024.
The scheme involves internal modifications only, incorporating a new 488-square-metre mezzanine floor to accommodate expanded gym floor space, a yoga studio, cardiovascular equipment zone, free weights area, sauna facilities and changing accommodation.
No alterations to the building’s external appearance are included in the proposals.
The development would deliver 35 standard parking bays, five spaces designated for disabled users, 10 electric vehicle charging points and covered bicycle storage accommodating 36 cycles.
A native species tree would be established at the site entrance to enhance ecological value.
Consultants representing the applicant stated the premises have remained unoccupied since September 2024 and were advertised for industrial or commercial occupancy for approximately a year and a half without generating significant enquiry.
They contend the likelihood of the location being repurposed for manufacturing or warehouse operations is minimal and estimate the fitness centre could generate 11 permanent full-time positions.
A ruling on the submission is anticipated by October 9.
