A major new centre for research and technology is emerging as building work moves forward.
Construction has begun on the OxBio Hub in Oxford, a 130,851 square foot initiative that involves the full renovation, conversion and extension of Building 2700 into a flagship science and innovation facility in Oxford.
Angus Bates, director of GreyArc Investments and proprietor of OxBio Hub, said the firm understands that scientific research and technological advancement thrive in environments prioritising people and community. He explained that significant investment is being directed toward creating a genuinely integrated ecosystem at OxBio Hub, where occupants do not simply lease accommodation but become members of a dynamic, cooperative community designed to support expansion, invention and sustained achievement.
The scheme has moved swiftly following planning consent and will deliver flexible research and development and office accommodation ranging between 4,000 and 130,851 square feet.
Complete demolition of the existing structure has been carried out, preparing the way for refurbishment and enlargement.
This entailed stripping out mechanical and electrical installations, internal walls, ceiling panels, floor coverings, and dismantling obsolete building services.
The structural steelwork is presently being exposed in preparation for strengthening and redesign.
An initial viewing and advance access visit to the OxBio Hub is planned for May 7 between midday and 2pm.
The occasion will allow potential occupiers and investors to inspect the location and obtain additional understanding of the scheme’s objectives and development.
The campus aims to meet the current and developing needs of science and deep-tech businesses.
It will feature CL2 laboratory facilities prepared for sophisticated research, modern laboratory suites and high-quality office conditions.
Mr Bates said that once finished, OxBio Hub will represent far more than a workplace. He noted that facilities are central to the concept, with excellent amenities including a fitness centre, cafeteria, conference suites, a lecture hall, fully equipped indoor and outdoor collaboration zones, secure access, designated delivery areas, cycle storage, extensive vehicle parking and redesigned shared spaces intended to encourage networking, cooperation and wellness.
He highlighted the site’s strong transport links and closeness to academic institutions as key advantages.
Mr Bates said that the Ring Road setting in Oxford places the development alongside leading universities and innovation centres such as the BioEscalator, further strengthening this proposition. He added that the anticipated building handover aligns with the opening of the Cowley Branch Line, just 400 metres distant, which will significantly enhance travel options and accessibility for tenants and visitors.
Environmental responsibility is a core principle of the scheme, which is targeting a BREEAM Very Good certification, with focus on minimising embodied carbon, preserving existing structures and mindful resource utilisation.
