New data from Property Solvers shows Oxfordshire property sellers have been making substantial reductions to attract buyers.
The research examined thousands of completed transactions across the county, revealing that homeowners have adjusted their valuations considerably to achieve sales.
Average price reductions across Oxfordshire reached approximately £13,213.
The greatest concessions were recorded in the OX33 postcode area, where sellers accepted reductions averaging £18,597 from their original valuations.
Other districts showing significant downward adjustments included OX2 in Oxford at £17,998, OX44 in Oxford at £16,441, and OX7 near Chipping Norton where sellers reduced prices by an average of £16,052.
In contrast, Banbury’s OX16 postcode saw the smallest average reduction at £8,894.
Ruban Selvanayagam, co-director of Property Solvers, explained that despite current market conditions, properties priced appropriately continue to find buyers nationwide.
Modern purchasers have become notably more selective and focused on value compared to previous years.
The discrepancy between initial asking prices and final sale figures often reflects sellers probing market boundaries rather than indicating where genuine buyer interest actually lies.
Examining verified completed sale values alongside current asking prices offers a much clearer indication of actual local market conditions.
The figures derive from 3,796 property transactions completed between September 2025 and September 2026.
