A residential development site capable of accommodating 25 properties in an Oxfordshire community has been placed on the market following a contested planning approval process.

The 5.24-acre parcel of land situated on the western periphery of Lewknor has received outline planning consent for 25 homes, with 40 percent designated as affordable units.

The listing, managed by estate agency Savills, does not specify an asking price.

Prospective purchasers have until noon on Tuesday, November 3 to submit offers.

According to the listing particulars, the land represents a natural expansion of the established village, with existing residential housing located to the north, east, and west boundaries.

The site consists of permanent grassland previously utilised for livestock grazing purposes.

The planning permission was obtained by Ranier Developments during the summer months through the appeals process, after South Oxfordshire District Council had initially rejected the application.

The council’s original refusal followed local objections, with Adrian Duffield, the authority’s head of planning, outlining several grounds for the decision.

These encompassed concerns that the proposal would fail to preserve or improve the character of the surrounding area, its closeness to the M40 motorway, and the adequacy of its affordable housing, infrastructure and environmental provisions.

Following the developer’s appeal, the scheme received approval in June.

In reaching the decision, the planning inspector determined that the proposal conflicted with the development plan when assessed comprehensively, including relevant Neighbourhood Plan policies.

Nevertheless, the inspector concluded that material considerations, particularly those contained within the national planning framework, justified departing from the development plan in this instance.
