A property developer is exploring plans for a 135-dwelling development near the water in an Oxfordshire settlement.
Catesby Estates has filed paperwork seeking a screening assessment for acreage situated to the west of Chalgrove, with proposals encompassing 135 residences, recreational areas and associated facilities.
The submission from the land promotion experts (P26/S0843/SCR) carries an expected determination date of April 8 and currently remains outside the scope of public feedback.
Jessica Li, a senior planning consultant at Nexus Planning, acting on Catesby’s behalf, explained that the area in question consists of uncultivated farmland positioned to the west of the B480 and north-west of Chalgrove.
She noted that the parcel is enclosed by an intricate hedgerow system, with Chalgrove Brook running along its southern edge.
Should the scheme progress to subsequent planning phases, the configuration would feature properties of varying dimensions, styles and ownership models.
Chalgrove already stands to receive 160 additional dwellings following approval of a Gladman Developments application last month.
This approval came despite the local authority originally rejecting the proposal for acreage off the B480 directly south of Chalgrove.
South Oxfordshire District Council’s planning panel voted unanimously against the scheme during their July gathering.
Gladman subsequently challenged the ruling at appeal, with the Planning Inspectorate issuing a decision in their favour on February 20, 2026.
The plans attracted 80 expressions of concern, alongside opposition from CPRE Oxfordshire, the Chalgrove Wildlife and Conservation Society and the River Thame Conservative Trust.
The company has sought cost recovery from the authority, contending that council conduct was unreasonable and resulted in avoidable expenditure.
